Terms and Conditions
Guest’s rental of the Property from Central Oregon Vacation Homes, LLC (“COVH”) is made subject to the following terms and conditions:
If a noise complaint is called in by a neighbor after 10 pm, the Deschutes Count Sherriff will be notified, and you could be evicted from the property without a refund. Neighborhood disturbances put us at risk of losing our license to operate as a short term rental. By all means have fun, enjoy the home and enjoy each other. but in accordance with neighborhood guidelines and the Bend Noise Ordinance, all outside activities need to wind down by 10 pm.
The Guest agrees to limit the number of occupants to the maximum occupancy of the specified property. You are welcome to host day time and evening visitors, but additional guests may NOT stay the night. Homes may not be sublet.
You MUST be 23 years or older to book a reservation.
No smoking is allowed on, at, or in any party of any property managed by COVH.
Evidence of smoking will result in the appropriate charges to pay
for sanitizing, de-odorizing, and cleaning the effected areas. Additional charges will apply.
We love hosting your pets and want to continue hosting them in our properties that are deemed pet friendly by the owners and HOA. Please help us continue to be able to make that happen by following our guidelines. Guest is responsible for any and all injuries and/or damages to person or property caused by any pet brought in, at, or around the Property. Guest must clean and properly dispose of all pet excretions immediately upon discovery. If the Property is pet-friendly, any dog brought on the Property must be one year or older. Pets brought onto any pet-friendly property must be registered prior to arrival. All owners are to follow pet rules, pets are not allowed on furniture or beds at any time. Please follow neighborhood and city/county leash guidelines and do not allow your dog to consistently bark. Please do not at anytime lock your lock your dog in the home alone unless in a kennel. A charge of $40.00 per pet, per stay will be added to your reservation, excluding service dogs.
All cars are to be parked in the driveway of your rented property unless specified. You may have 1 car per bedroom, no additional cars will be allowed without prior approval.
Guest will initially pay 50% of his, her, or their total reservation amount if Guest’s reservation is made more than 60 days in advance of Guest’s scheduled Arrival Date. Guest will pay Guest’s total reservation amount not less than 60 days prior to Guest’s scheduled Arrival Date. If COVH does not receive payment of Guest’s total reservation amount not less than 60 days prior to the Arrival Date, Guest’s credit card will be charged for the unpaid balance of the reservation amount. If Guest’s credit card is declined and/or payment in full is not received within 60 days prior to the Arrival Date, Guest’s reservation will be cancelled and any rental payment made will be forfeited.
Packages and Mail
COVH is not liable for any packages sent to your vacation rental, please note that as these homes are vacation rentals they do not have access to a mailbox. If your package is placed in a mailbox or parcel box you will need to contact the local Post Office.
Guest will not make any alterations in or to the Property, including, without limitation, moving furniture, paintings, rewiring or moving electronics (TVs,modems, etc), adding or changing locks, placing signs, displays, or exhibits, or using screws, fastening devices, nails, or adhesive materials.
Cancellations Policy as of March 3rd, 2021
If Guest cancels his, her, or their reservation not less than 60 days prior to the Arrival Date, COVH will provide Guest a full refund of any rent paid, less a $75.00 processing fee. Guest may change the dates for their reservation not less than 60 days prior to the Arrival Date for a $50.00 processing fee (date changes are subject to market pricing and demand at the time of the change and therefore you are not guaranteed the same pricing you originally booked for).
If Guest cancels his, her, or their reservation not less than 30 days prior to the Arrival Date, COVH LLC will provide Guest a full refund of any rent paid, less a 35% cancellation fee. If Guest cancels his, her, or their reservation less than 30 days prior to the Arrival Date, Guest will not receive a refund. There will be no refunds for early departures. If COVH LLC is able to rebook the home guests will receive a refund, less the cancellation fee. We do highly recommend purchasing travel insurance with your reservation.

Check in and Check Out
Check-in is 5:00 pm. Check-out is at 11:00 am. Guest will vacate the Property at the end of their scheduled reservation in a timely manner.
We take pride in having our homes cleaned and sanitized thoroughly between visits.
Lost and Found
COVH nor the home owners are responsible for any personal items left in the home or on the property, including items lost or stolen. Unclaimed items will be held for you for 15 days. After 15 days, all left items are donated.
We will be happy to ship retrieved items to you for the cost of postage+a $25 service fee.
Hot Tub Usage
You are required to take a shower before hot tub use, and to adhere to the Hot Tub Rules posted near the hot tub. Additional fees will be charged for excess cleaning or draining of the hot tub.COVH LLC. assumes no liability for injuries or accidents incurred by your use of the hot tub. COVH LLC, the COVH LLC Staff, and the Home Owners are in no way responsible for bodily harm or injuries that may occur in or near the Hot Tub. The Guest agrees to use of the Hot Tub at your own risk.
CSA Travel Protection has been made available with your reservation through COVH. Travel Protection reimburses for pre-paid, non-refundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses. We strongly recommend you purchase this valuable protection. If not purchased, you acknowledge you have read and understand our cancellation policy and choose not to purchase Travel Protection on behalf of all occupants. Separate terms and conditions apply, read your policy carefully and contact CSA at (866) 999-4018 with coverage questions.
Release of Liability
COVH, Staff, and the Home Owners are in no way responsible for bodily harm or injuries that may occur while you are in the home or on the property.
COVH, the staff, and the owners of the home are in no way responsible for bodily harm or injuries that may occur while using the firepit or River.
Violation of any federal, state or county laws as well as policies stated in this agreement are grounds for immediate eviction without refund. Any violation of this contract results in a forfeit of your security deposit.
When you send an email to COVH or visit the web site, you are communicating with us electronically. You are consenting to receive communication from us in return, electronically. You agree that all agreements, notices, disclosure, and other communications that COVH provides to you electronically satisfy any legal requirement that such communication be in writing.
